Spring AC Tune-Up: Why It's Required to Keep Your Warranty Valid

February 23, 2026

4 min read

Skipping your annual AC tune-up could void your warranty. Here's what manufacturers require and why spring is ideal.

Most homeowners don't read their AC warranty until something breaks. By then it's too late. Every major manufacturer — Bryant, Carrier, Trane, Lennox, Rheem — requires documented annual professional maintenance to honor the 10-year parts warranty. No paperwork, no coverage.

Why Spring Is the Right Time

Cooling season in the East Bay starts mid-May and runs through October. Spring gives us time to find and fix problems before the first heat wave — when repair schedules fill and parts back-order.

What We Check

  1. Refrigerant charge and superheat/subcool

  2. Capacitor microfarads (a $25 part that causes 40% of no-cool calls)

  3. Contactor pitting and coil condition

  4. Condensate drain and safety switch

  5. Blower amp draw and static pressure

  6. Thermostat calibration

You get a written report to keep on file — that's the document your manufacturer wants to see.

Frequently Asked Questions

Will my manufacturer really deny a warranty claim over a missed tune-up?

Yes — Bryant, Carrier, Trane, Lennox, and Rheem all reserve the right to deny compressor and coil claims if you can't show documented annual professional maintenance. It happens more often than homeowners think.

What does a spring tune-up actually include?

Refrigerant pressure check, capacitor and contactor test, coil cleaning, condensate drain flush, blower amp draw, thermostat calibration, and airflow verification. About 45–75 minutes on-site.

Can I do the tune-up myself?

You can change filters, rinse the outdoor coil, and clear the condensate line. Manufacturer warranties require a licensed HVAC contractor's documentation — DIY work doesn't count.
